What Is Co-Living?
It’s about City living made better, where the emphasis is on creating a sense of community amongst the members. Tenants, whom we call members, share common spaces with all members, and have a private or shared apartment or bedrooms. Everything is included in our flat fee: utilities, Wi-Fi, furniture, appliances, certain kitchen supplies, and the basics of what you would need when moving into a new place.
What is Membership?
Membership = Rent
Membership is like rent, but all-inclusive. It's the only thing you'll need to pay to Zuu Living. Think of it like your lease, a legal document outlining everyone's responsibilities to each other. Your membership can be paid weekly or monthly.
How Does Your Pricing Work?
We will send you a pricing offer after you apply and we’ve had a conversation with you. Pricing is subject to location, apartment type, length of stay, season and availability. If you commit to a longer period we can offer you a better rate.
What’s Your Availability?
This is always changing, so we’ll send you our current availability (based on the type of apartment you're looking for when you apply). The availability in the offer sheet is subject to change and is strictly on a first-come-first-served basis.
Can I Inspect a Property Before Applying for Membership?
Yes, you can. We offer private inspections upon receiving an application and we also have regular open-houses during the week and on weekends.
Must I Pay a Rental Bond Before I Move In?
Yes, depending on the length of your lease you will be required to pay a two or four week security bond before moving into one of our apartments.
What Is the Minimum Length of Stay?
Our minimum rental term is *3 months. We also offer 6 and 12 month terms.

What If I've Paid My Deposit and Then for Some Reason I Can't Make It?
If you cancel your stay before arriving but after paying, here is our policy:

If you cancel your stay before arriving but after paying, here is our policy:
- More than 30 days’ notice before scheduled move-in date | A full refund
- Less than 30 days’ notice but more than 14 days before move-in date | 85% refund
- 7 - 14 days’ notice | 25% refund
How Big Are the Rooms?
Our “Comfort” and “Chic” studio apartments vary in size from 23m2 – 32m2 offering twin king singles (extra length) and queen beds.
Are Couples Allowed?
Yes, we allow couples in all our apartments. When applying please advise us that you are a couple and we will allocate the most suitable apartment. We do charge a nominal additional weekly fee for couples, to help us cover the higher running costs.
Do You Allow Pets?
We wish this was possible, but unfortunately not at this stage. As soon we can, we will update our house rules.
Do You Provide Wheelchair Accessible Apartments?
Yes, we do. To comply with local council regulations a certain number of apartments are wheelchair accessible.
Is There a Waiting List for New Properties?
It will depend on how far we are from completion. You are free to request a spot on the waiting list ahead of time by sending us your details so that we can keep you updated.
How Do I Become a Member?
Simply select a suitable property via our website and we will contact you to complete an application and guide you through the next steps.

What’s Your Cancellation Policy If I Want to Leave?
We have a 30-day prior notice cancellation policy. Please give us notice of cancellation 30 days before your next pay period starts.
How Do I Pay for My Membership?
You’ll receive an invoice via email once you accept our offer and sign your membership agreement. You may pay in any electronic format; we discourage cash, although it is possible. For payments after the first month, you’ll receive an emailed invoice before the beginning of your next pay period.
What's the Security Like at Your Property?
Zuu Surry Hills is equipped with swipe card access into the entrance and roof-deck/lounge.
Do I Have a Private Bathroom?
Yes, you do. All our apartments have their own ensuite bathrooms.
Is There a Common Laundry?
At Zuu Surry Hills each apartment has a washing machine / dryer combo, so there’s no need for a shared laundry.
What’s Included in Your Cleaning Services
Our cleaning team are responsible for ensuring that all common areas are always kept spotlessly clean. Before you move in they will also prepare your apartment and restock all supplies.
What Is Your Guest Policy?
If your member agreement includes only one person, you can have an overnight guest in your room for $30/night with a maximum of 2 nights per month. If you want to amend your member agreement to include 2 people, then the applicable weekly rate for twin-share will apply. You will always be responsible for your guest and they must always abide by the house rules. The person who wants to bring a guest needs to inform the building manager and send a message to [email protected]. You may also have up to two guests at your apartment during the day.
Is there on-site parking?
Unfortunately, not. However, being so close to the city there are buses, trains and taxis on your doorstep and even ride share bikes for hire nearby.

AFTER YOUR STAY
When/How Will You Refund My Security Deposit?
Security deposits are refunded within 14 days of departure. Deposits will be refunded to the same account that they were paid from. If you paid us in cash, we will issue a refund via bank transfer. To check on the status of your refund please email [email protected].
What Happens If I Leave Something Behind in The Apartment After I Vacate?
On the day that you are due to vacate we will conduct an exit inspection with you at the apartment. In the unlikely event that we both miss something, and find it later we will either hang onto it until you can collect it, or if it’s a small item we will gladly forward it to your new local address.
